Our vision is to unlock kingdom and altruistic housing nationwide by converting traditional rental properties into higher revenue uses.
This is a BIG vision that will help thousands of people. And, it’s realistic. We have been doing exactly this over the past 2 years. Altruva Properties currently operates 40+ properties in the San Francisco Bay Area and several other select regions. For every one of our properties, Altruva employs its strategy toolkit to supercharge the property’s revenue, which creates greater margins that can be used to help people. So how do we help people?
The Offering: An Altruistic Stay
An Altruistic Stay is…
A temporary affordable housing stint of typically 3 days to 3 weeks provided to nonprofits and churches to help vetted individuals in need.
Altruva Foundation offers altruistic stays at half of market price or less. In some cases they are FREE. Individuals in need will receive a stay in a high quality, fully-furnished property for between 50% and 100% off the nightly price. And we work with nonprofit partners and churches to vet the individuals who receive these altruistic stays.
Altruistic stays are made possible by mid-term rentals.
Mid-Term Rentals
Property owners are eagerly signing up to bring their properties under Altruva’s property management because of this 20% to 80% above-market revenue. And they love Altruva’s expertise and track record with mid-term rentals.
Mid-term rentals consistently create a steady supply of temporary affordable housing simply as a natural by-product of their operation as mid-term rentals.
What is a mid-term rental? A traditional long-term rental has tenants of a year or longer. A short-term rental, like an AirBnB, has tenants for less than 30 days. So a mid-term rental is everything in between: a property where tenants stay between 1 month and 1 year. It could be 3 months, 6 months, 9 months. It just depends on the type of mid-term tenant. The most common type of mid-term tenant is the travel nurse. But there are many different kinds of mid-term tenants. Most mid-term tenants are on some kind of work contract, which is bringing them to a particular city to work.
So let’s just say, at one of our properties, we have a travel nurse who’s staying there, and she finishes her work contract and leaves. Then we will have another travel nurse come and stay at the house. Their dates never line up perfectly. There is ALWAYS a gap. Sometimes that gap is 3 days. Sometimes it’s 3 weeks. So mid-term rentals automatically create these gaps as a natural by-product, AND they create HIGHER revenue than traditional rentals EVEN if that gap remains completely vacant. BUT… the cherry on top… is that those gap periods can be used to provide altruistic stays to people in need!

Domestic violence ministries and women’s shelters who want a safe place to send their clients
Medical nonprofits whose members need to travel to receive specialized medical care, such as cancer patients who need to travel to a specific medical clinic in a specific city
Church planting organizations who want to provide church-planting pastors with discounted stays during scouting trips, visits to sending churches and partners, and affordable housing for the first 3 years of the church plant
Churches who want to provide pastors with respite and sabbatical stays, and staff with housing for retreats and conferences
Missions Organizations who want to provide missionaries discounted or free furlough stays
Pregnancy Centers who want to host visiting sonography training personnel, and provide staff nurses with housing scholarships to decrease turnover
Rescue Missions who want to augment their transitional housing programs

Trafficking Nonprofits who want to provide trafficked women with safe temporary housing

A Web Portal Must be Built
In order to provide altruistic stays, a web portal needs to be created where members can book. Combined with Altruva’s professionally-run properties, a web portal will make altruistic stays conveniently available to members. Our team is poised for this.
Here is a simple Demo of how the web portal will look. Members will be able to search for altruistic stays in a particular region. They can use the map, or a search bar and some filters.
And then, they will be able to select a specific property and book their altruistic stay. On this screen it will show them how this property normally rents for $200 per night, but they will be getting it for only $50 per night!

We have altruistic stays available like this on a regular basis in the Bay Area. However, we have no way to make them accessible to people in need without the web portal.
So to make this a reality…
We need to raise $1.2 Million
The breakdown of the Use of Funds is:
$433,000 for tech development… That’s what’s needed to actually build the web portal and then to create all the synchronizations and APIs for it to sync with Altruva’s property management systems which have the supply of housing inventory.
$441,000 is for operating costs, to actually operate the web portal with minimally necessary customer support.
And $348,000 is for Partner Development. These funds are needed for legal and financial consultations with lawyers and CPAs to ensure the partnership agreements are structured strongly and risks are mitigated, and then to enable the actual work to meet with ministry partners and churches and build those partnerships.

But without the funds to build the web portal and all the synchronizations, there’s no way to provide the altruistic stays that already exist. They will simply go to waste.
